Hawaii Short Sale Questions???

We just received our first short sale in Hawaii. Our business model is to get the short sale negotiated, purchase the property, and then sell it immediately. If anyone here has experience with short sales in Hawaii, I would love to know if there are any state laws or pitfalls we should look out for.
