HUD Property Lacks Property Condition Report

I spoke with a sales agent today about getting the property condition report for a HUD owned home I'm interested in. The report is missing from the the hudhomestore.com website. Actually, the PCR links simply points to an additional copy of the Environmental Compliance Record. She said that if it's not on the web site it doesn't exist. What do you think? Usually these reports show some pretty important things like whether the plumbing holds pressure or whether the electrical system will even function. Of course, I plan to have an inspection done at some point, but HUD's PCR would be nice to have.

If you were in this situation, would you contact the listing broker, asset manager, or someone else to track down a copy?

I would do one of the following:

1. Have a qualified GC/contractor inspect and give you an idea of what is likely not working. While he won't be able to guarantee anything, often a visual inspection can give a lot of information;

2. Assume the worst-case, and determine your bid based on that.

If the PCR isn't on the HUD website, it's unlikely you'll be able to find a copy of it.
