How to find Pre-foreclosure properties?

Hey folks,

I know how to locate properties with tax liens using the county websites but is there a way to identify which properties are going to be entering the foreclosure process so I can contact the owners beforehand?

Go to the county recorder and pull the notice of defaults (sometimes these have different names depending on states). You can also pay realtytrac I believe for some states although it's not cheap.

Depending on how early you want to get involved you're going to need to go pull the data yourself. And to be 100% accurate you should do that anyway.

West coast is digitized all this info is simply a click..  in states that are still in the 1800s  much tougher.

@Sonny Sach You are basically asking for a pre-foreclosure list. Such a list does not exist. If you do find one please let the community know.

@Evan Wiesner, can you expand on this? I live in Fairfax, VA and their land records division doesn't offer a list or index of all open lis pendens (notice of defaults). The Fairfax, VA system requires you conduct a land record search using 'Last Name, First Name' — meaning, you must know the owner's Last Name, First Name.

Obviously, that would require you to have the property identified beforehand.

Is it like that in your local land records department as well?

I called the county employee in charge of foreclosures and asked him to explain the process to me. They start a few years back and work their way forward. For example it's 2022 right now and my county is beginning to foreclose on houses with taxes due back to 2016.On our Tax delinquency list it shows how many years back on taxes a property is, so we know to market to the people who will be getting foreclosed on this year.

-Synopsis= Just call your county and ask on what properties they'll be foreclosing on.
