I hope I am not asking something answered a hundred times but I cannot find anything using searches.

I am looking at a house on the same street as my first investment house. Tax records (according to my realtor) show it as being held by Taylor, Bean and Whitaker. This was a fraudulent lender where the CEO plead guilty and went to jail last year. Who would be holding this mortgage? How would I find out? It is a vacant home that is quickly getting overgrown. I am very happy with my first purchase and the direction of the area. Hoping to grab another distressed property if possible. Thanks for the help.

Are utilities on?? If so call utility and see if you can get info.

Any property preservation stickers on the windows or doors??Call them to get contact info.

Is the property in city limits or county limits??Are there any outstanding citations or liens against the property?? Those companies might have a contact.

Is your REALTOR simply looking at tax assessor site?? Sometimes those ownership records are not updated for a year.Not a good place to look.

Have you want to your local court clerks office to check for a foreclosure deed,quit claim deed,etc.?? From that deed you should see a title company contact or closing attorney and source it from there.

You have to be a good investigator with these things.
