Anyone use auction.com to buy properties?
Property valued at $115k worse case and hope to buy at $16k and it’s occupied.

That's absolutely not gonna happen, unless you are the only one allowed to bid, privately, and that no one else in the entire world is aware of the house going to auction. it would not be reasonable to think you are going to be able to pick up a publicly auctioned home for $16K, that has a value of over $100K.
