New investor

I'm new to the forum and am trying to become an investor. I think the best way to start is with REO's and with the rate of foreclosures they should be easy to find but I'm not having any luck. I've read that a realtor is the way to go but I know there are wholesalers, agents and brokers too. Are any of these helpful or too costly?
