36 units with 80% occupancy.  Currently in the process of leasing the last two. 

Total Income: 241,178.83  Expense Total: 162,999.01   Net Income : 78,179.82   Looking to list at 1.7 or 1.8.   

Looking at the brief numbers, what would you think?

    @Chrissy Severance If it's in Gainesville, FL, then it seems reasonable.  The cost basis is great and the cap rate is reasonable for the current market conditions.  Is the occupancy low due to mismanagement or is there more to the story?
