I see that population is going down and vacancies are higher on a few properties I have looked at. Should I stay away from investing in Jackson MS?

I live in a suburb of Jackson.  I would not invest in the city of Jackson.  Like Anthony, I recommend looking in some of the suburbs like Ridgeland, Byram and Clinton.  Also, north Mississippi is viable as well (Hernando, Tupelo area, etc.).
