What's the best way to creat a list of small multi family property owners that I could direct mail to?

@Rene Cazanas Jr - You can try propstream to get started. There are others but I think most investors start there.

Propstream has a feature to do skip tracing to get address and emails and a options for creating post cards.

There a list you can purchase with abstantee owners, second home owners or high equity to be more effective for ads and direct mail.
