Can someone with experience please tell me what gives the best COC returns? Multi family or Short term rentals? If you have real live examples, that would be fantastic!

There is no answer to this. Everything depends on the deal. You can make huge money with either or lose money if done wrong. Examples are all over the forums, do some more reading and you will find them and get a better idea of what you want to do
