When deciding to invest out of the state you reside in, what has been the one or two key factors that have held you back or projected you forward?

How often are you willing to go there. What are the jobs paying in the proximate fifteen minute drive. What will property manager charge and how good are they. Condition of property should be good to excellent. Now -hurricanes and wild fires add into the choice. Does it cash flow?
