Hot Water Heater for Duplex

Hi BP Family, hot water heater is going bad in my duplex. It's currently a tank. Any suggestions on how many gallons it should be? Brand recommendations? Total estimated cost for materials and installation? Duplex has a total of 3 bedrooms, 3 bathrooms, 2 dens. 2600sqft. Thanks in advance!

@Danny Celestin  Are doing one tank for both sides? I bought a 75 gallon smart hybrid with a pump for my primary and a 50 gal smart tank for the guest house last week, they were both to replace 15 year old heaters. 

The heaters cost around 3200, the install was 2600 and I will get a 700 dollar rebate from the electric utility for the 75 gallon tank. 

I have not had good experience with tankless so they are not for me. I think the 75 gal hybrid would do 2 sides of a duplex, I have duplexes too and they have 50 gal electric heaters per side. 

The hybrid tank makes an annoying chirping sound when it is heating and blasts out tons of really cold air to 'save energy' and save the planet-I know right? So install it in an appropriate location. Maybe it will cool your garage in summer?
