Howdy!

I am trying to put structure and plans in action for organizing a creative finance real estate business.

Starting out I realize that finding leads is where to get good deals. I have heard about CRM's being used to manager communication but I have never used a software of any kind of know what to use.

My interest is in Multifamily units from duplexes to commercial. Driving for dollars is feasible in my local market, but I want to expand and have systems in place for when I do find that complex being sold across the state. 

Questions: 

Where or how do I generate leads from lists? 

Where do I find such lists?

Does said list integrate with a CRM software, and does it is integrate with a mail campaign system?

How do I integrate leads into a CRM for customer follow up, notes, bids, etc.?

What is a recommend CRM for turning leads into cold calls?

Does such CRM integrate with sending out mass mail campaigns?

What systems should be in place for a company to rapidly expand and convert leads into clients?
