Where do I get a list of properties that meet my criteria?

Question

I am in Contra Costa County and would love to connect with owner's of 4 - 15 unit apartment buildings. I want to get a list of all the properties that fit this criteria and am happy to pay for it but can't find a good resource. Any advice?

I'm planning to mail them Starbucks gift cards to increase response rate and hopefully connect with them in person.

Hey @David DeLancey you should reach out to local agent that is used to working in that property range.  Since you are also looking at both commercial and residential properties, It would be worth reaching out to some commercial brokers, Multi family specialists, and probably want to look for someone that is in the 5-50 unit space. They will be able to pull down data for you from the local MLS.  You can also check you local auditors website for the ability to pull this kind of public data.  I've also been having pretty good luck with Prop stream for targeting these kinds of lists.

Hey David, I would befriend a local title agent in your area.  They can pull a lot of this data and may be able to assist you with that! Hope this helps, as that is where I would start.

This really varies by market- in some markets, you'd have a drip set up like any other property. In some markets, commercial deals don't really happen on the MLS, you have to be networked with a commercial broker who specializes in the product you are looking for.

I'd start making friends with those brokers in your market, that could never hurt.

Also- keep in mind that 4 units are residential properties, so if you want to include those, that would be an entirely different purchase and lending process than a 5+ unit.

CREXI and Costar have that information and you can buy a subscription as an investor. One data source may be better in quality or quantity of info; just depends on the individual market.

Since it sounds like you have good idea of what you're looking for it'd be a little easier. But inventory for this stuff is basically non existent at this point haha so definitely good idea to reach out directly.
