Find multifamily for investment

Hello Community,

I am based in NJ and looking for best location for multifamily investment.

I do have cash then will finance remaining price. My worry is I am hearing lot among real estate invested that great deals ( cash flow generator) never listed as these kind of properties always sold out within investor community.

Can someone please help me to figure out on how to find that kind of deals?

I am really in hurry as this investment will be my 1031 exchange from other property that I have sold.

I will have to find property sooner than later to save on capital gain.

Depends on the property size you're looking for. Larger multifamily does tend to trade within close circles, but smaller multis can be a bit more open. 

Also depending on the amount it might be easier to TIC your way into a syndication. That group may already be in those inner circles and have a good operation to run these types of investments. Because this is a totally different structure than a typical syndication most groups will require your exchange amount to be large - at least 7 figures - for this to make sense for the fees involved.

If that doesn't make sense for you right now I'd start picking up the phone and calling on brokers within the market you want to invest in.
