1-2 bedrooms townhomes or multifamily house

Hello, BP community,

I have a very interesting question for myself but might sound like RE investing 101 for the rest. I do hope for your understanding and highly appreciated expertise. So, I am a total newbie and have very limited financial resources. Due to scarce financial resources, I am thinking about investing in 1-2 bedroom townhomes or houses. I was wondering if this is the right direction to move in my situation or if it is better to save some more money and commit to multifamily homes. Thanks a lot in advance for your responses.

Is it an option to use an FHA loan to acquire a duplex and live in one side? This would allow you to only put down 3.5% and use the income from the rented side to offset your own mortgage. If you're in a better place financially in a year, you could then move and rent out the side you were occupying or buy another investment and continue occupying the duplex.
