What are tenants looking for? Do they prefer a cold, proper apartment building or more of a homey building?

@Reva Schwob, I am confused by the question.  I am not sure what a "cold, proper apartment building" is anymore than "homey".

I guess this is asking if the buyer of a home wants an old house or new house.  A house with a lot of character (which often comes with other issues) or modern construction with next to no frills.

The answer is both.  I see what I can only assume you mean by "cold, proper apartment building" full of tenants paying high rents, and I see duplexes, four families, 10 unit single building places also full.

Typically, larger complexes have an overall cheaper construction quality: cheap base board and doors, no crown, construction grade lights, but also come with clubhouses, pools, fitness centers, etc.  When I think homey building in Cincinnati, I am thinking built in 1920-1940s.  Basement laundry, no pool, garages that can't fit modern cars, etc.  BUT they have archways, maybe crown molding, original wood floors, potentially original wainscoting, etc.

So again, there is no right answer, just like "do tenants prefer the urban core or suburbs?"  The only answer is Yes.

Just put yourself in their shoes. They don't wanna live in a huge building is tons of units or on a street with tons of other apartments, would preferer to know their neighbors. Ideally an in unit washer and dryer and a garage parking space. A neighborhood with low crime, lots of trees, coffee shops restaurants and bars.

@Reva Schwob Where I live there’s not much new construction so I wouldn’t say we really have many “cold” apartment building spaces.

Most of our apartments are converted older buildings that have 2-8 units in them and as such seem to be homier. Granted there are some real slum lords so some really nasty apartments that are not well taken care of and poorly managed.

Even the newer built apartments are built in smaller buildings with usually a limit of only 6 units per building so more homey like you would find in other surrounding areas.
