Multi family \ Renting to college kids

Can anyone provide any thoughts, good or bad with respect to renting to college kids?

I have an opportunity to purchase a duplex property walking distance to a SUNY University. I'm 3+ hours away and would hire a management company to take care of the property. Thank you in advance.

    @Scott Lorence make sure you find a PMC that has experience dealing with college rentals. 

    You'll want a PMC that will check on the property monthly or even weekly, to keep the college students obeying the rules.

    This management may cost a bit more, but is well worth it!
