Estimating ARV on a Duplex

Looking at a property in Portsmouth VA. It's a multi family(duplex) home 2/1 on each side. It needs some renovations and I want to add a bathroom to each side. How do I go about calculating the ARV for adding the bathroom If there are little to no comps nearby.
