Best ways to find investors

Hey guys i am new to bigger pockets I am  wanting  some advice on finding investors or raising capital to buy value add apartments to my portfolio.   I currently invest in single family and manage and rehab all my own properties.  I have been solo investor my whole career started with hard money loans then conventional loans.  But to go to the next level I want to bring in investors.   I just don't not sure best way to find them.

@Chris Howell, there is typically no golden ticket to finding investors.  It is the long game, and it is marketing.

If you have a deal today that your friends and family cannot pull together, I would suggest finding some co-GPs that will split the deal with you, and pull in their friends and family.  Again, not necessarily easy, but possible.

Beyond that, it is networking and building your presence.  The "simplest" way is to start all the thought leadership work digitally: LinkedIn posts, youtube videos, podcasts, etc.  This is all to get your name out there and get people to start viewing you as an expert in the space, but I will note this is a fairly crowded space and takes time to build name recognition.

The in-person route is building your network.  Host a meetup, attend networking groups, join a pickleball league/golf league, join a country club, there are lifestyle groups like Tiger21 or GoBundance, that do require a 7 figure net worth, but can provide access to investors.  At the end of the day, it is all relationship building, which takes time.
