Small multifamily build

We have a few single family properties under our belt and our last investment was a new construction duplex, and are interested in leaning into the small multifamily a bit more.  We did not build the duplex ourselves, it was a spec build in process when we purchased.  Looking at a lot near a small downtown area that are two tracts combined.  Doing some research on the area and zoning to consider a triplex build on the lot.  For those with some small multifamily development under your belts, what would you recommend or highlight for us to consider and include in our due diligence?  Also, if we decide to do a combination of build to rent and build to sell (sell a couple units and keep one), what is the process to separate the deeds and lot to be able to do that?
