1031 exchange into quadplex

Hello all, first time posting. Currently have a townhouse in the PNW on a 3.5% loan from Covid era, cash flow is 375$ per month.  Owe 140k. Currently valued at $350,000. Considering selling and 1031 exchanging into a multi-family in Arkansas. Quadplex for 330,000$, currently fully rented at $3000 monthly. Thinking about putting the entirety of the proceeds from the sale down. Estimated cash flow would be $1900 per month. Any downsides to this deal?
