Mobile Home Park in CA

Hey BP Community,

I’m looking to connect with an experienced partner who is interested in acquiring a mobile home park here in California. This is not an advertisement just hoping to find someone with solid MHP experience who might see value in teaming up on a real opportunity.

The deal is 48 spaces priced at $1.75M. I don’t have the full financials yet (leases, income/expenses), but the listing indicates an average rent of about $650 per space. Before diving deeper, I’m trying to get a clearer picture of what the typical liabilities, operational challenges, and ongoing expenses look like for mobile home parks, especially in CA.

For context, I’m an active multifamily broker and looking to get into investing personally. I’d love to find the right partner for this deal someone who understands the MHP space and is open to building a long-term, wealth-creating partnership.
