Operational Systems Support for Landlords

I have a few years of experience as a landlord... before I had a clue! I'm trying to stack cash while I analyze deals and wait for the right one to come along.  In the meantime...

I'm brainstorming a consulting business concept to provide Operational Systems Support to Landlords.  Basically property management with some a la carte options. 

I plan to subcontract out the duties required by a licensed RE agent or set up a referral agreement.  I will handle tenant turn over/relations, cleaning and clean outs, emergencies, repairs, upgrades, certificates of occupancy/inspections.  Track income, expenses, cap ex, and create CPA ready materials that make tax time a breeze.

I want to be able to show tangible results through scalable systems that I continue to improve over time, with experience.  I'd create 'binders' digital or otherwise- for each property that outline the property details, conditions, improvements, useable life of cap ex, maintenance, rent rolls, complete with pictures- to aid in resale.

Talk me through this...
