What Cap Rates Are Actually Closing at in OKC for Small Multifamily?

Got some solid feedback on my last post—realizing how much cap rates can vary even within the same city depending on property, condition, and location.

Curious specifically for Oklahoma City:

• What cap rates are you actually seeing deals close at right now on 5–20 unit properties?
• Are sellers adjusting pricing yet or still holding firm?
• Are deals still penciling at today’s rates, or requiring more creative financing?

Would appreciate any insight from those actively buying or selling in the OKC market.
