Cap Ex Estimator - Spreadsheet

Hello everyone!

I'm looking at my next deal and I'm curious if anyone has a cap ex estimator tool that they use to dial in what they should be budgeting for?  Typically, I use 10% of gross rents for my analysis, but I'm looking at a distressed property and would like to be more exact.  I'd appreciate any insight that can be provided!
