I'm an aspiring multifamily investor in Houston, but the market is too hot right now.  Most properties are selling well above values that cashflow.  It's crazy!

Anyone have an idea when this market could present more opportunity, and what do you recommend I be doing in the meantime?

I am going to agree with @Ben Hughes and say the best option is to look into SFH. Houston has a great market right now and you shouldn't miss a beat.
