Can you buy a multi with little or no money? How do other investors do it? Im talking like a $4,000,000+ complex. Do they get a second morgage on the down payment or do they use private money? Let me know

I know a lot of investors especially beginner ones try to use Hard Money Lenders, becuase they base it on the deal more than the person itself. However they do have higher rates. Private Money (if you can get it) is the most ideal.
