Evening BP,

I'll cut right to the chase since I normally i can get pretty winded. My scenario is I have found a 4plex property in rentable condition needing light rehab. The major PLUS about it is that it is in a price range that I can afford traditionally with money down and not have to live in it. The major down side about it is there are NO TENANTS there since it is a Homepath property. Would anyone in their right mind touch this property in my current situation?

As for the 10% down, non owner occupied financing, that is gone.  Home path financing no longer exists.  If you have the cash, I'd rather have it empty, so you can fix whatever it needs, and pick your own renters.
