Investing in your Local area

I've heard people say that you should invest in your own backyard before branching out into different areas. While I understand that, my problem is what if there isn't any apartments to invest in near me? The only commercial real estate to invest near me is office buildings, shopping centers, etc. The only thing I can think about doing is the office buildings...But my idea was to get started with multi-family homes.

Another option is to find apartments not currently on the market.  Make direct contact with the owners and see if they are willing to sell!!
