Working with brokers
When looking for an apartment I often hear to build relationships with brokers. If there is nothing currently on the market, and they know I'm looking to buy they may bring me a pocket listing etc etc.
What if a broker has a listing I am interested in purchasing? As a 1st timer, is it best to get another broker to guide me? Or should I go straight to the listing broker to negotiate the deal?
Should I put my trust in a residential agent for guidance? Or must it be a commercial broker?

Yes size matters. The bigger the property the bigger the risk can be but also the upside. A brokers that specializes in larger multifamily will know a bunch of things to look for that a residential broker will have no clue about.
Those things they can miss can cost you tens of thousands to hundreds of thousands of dollars.
If you are buying a 6 unit it is not as big a deal as buying a 60 unit because everything is amplified by XX number of doors.
