Rental (Bound Brook NJ)

Hello everyone , 

I am in the process of buying my first rental property. Today I am going to see three properties in Bound Brook New Jersey. Bound Brook New Jersey is in Somerset County. What is you advice on buying properties in flood zones? Do you guys stay away from them completely? Do you simply subtract the cost of flood insurance from what you get in rent ? How do prepare for something going wrong ? Flooding ? Etc

Just making attempts at seeing if these properties are even worth my time!

If it's a short term hold, I would factor in flood insurance to mitigate the downside.

If it's a long term hold, I wouldn't buy anything beyond what I was willing to rebuild.
