I'm familiar with cash on cash and cap rates. But I'm new to multi family and trying to gauge what I should be expecting in the Bethlehem, PA area as far as a reasonable or exceptional cap rate. I'd be grateful for any shared wisdom from the community. Thank you in advance for taking the time to answer my question!
