College Rentals

I've been looking into purchasing some SFH or MFH around a college campus. Do any of your have any success with college rentals?

When looking at properties for sale, the owner always lists the rents at per semester. ie) This 4 bedroom rents at $2250 per semester per person. Does this mean they are collecting the semesters rent upfront? 

I cant wait to hear what you guys have to say. Thanks in advance
