Multi-Family Investments

Good Afternoon,

I am interested in investing in Multi-Family properties. What information should I request from the seller regarding a property that has tenants?  I know I should analyze the deal before making an offer but I need certain info from seller in order to analyze the deal...Ins, taxes, and other expenses as well as leases for tenants. What a good cap rate?  I am a newbie at this so any advice would be greatly appreciated.
