Any tips on good rental areas for Multi Family? I have looked in to places like somerville and elizabeth NJ thus far. Found some good things, but some taxes are so high. Any tips?

When I look for an area to invest I look for occupancy, rather then lots of boarded up or vacant houses.

I would guesstimate that grove st is about 70% abandoned/ vacant houses. South Orange ave is a road that runs through nice places and rough ones. Neighborhoods transform, you need to be out in front and have boots on the ground to learn the market, or team up with someone who does and knows the city and can source deals.
