BRRRR on 4plex question

Im about to make an offer on my first 4 plex. Im planning on rehabbing the entire property. Currently 3 units are rented. What do you do about tenants during a rehab? Do you evict them? Do you give them first offer after rehab? Do they need 30 days notice? I want to treat people like I would want to be treated, but I also need to do what is best for me.

Are they on month-to-month lease or on a long term?

In either case you need to give them at least 30 days notice (check your local laws!) that you are not going to extend their lease beyond its expiration date.

You can do it one by one, so that you don't lose income on the units that are not yet rehabed.
