Certificate of Occupancy

How relevant is having a certificate of occupancy when buying a property (multifamily or single home). My wife, agent and i are all in the same page when we come across properties which produce good numbers and other factors included but on different paths when some properties don't come with CO. I dont mind going for a house that is in good shape but doesn't have a CO but my wife and agent always say its a bad idea. What do you all think and what are the advantages and disadvantages?
