I'm looking for any investors or other brokers on here that have recently worked with large multi-family properties in secondary markets, where data is harder to find, to discuss deals and valuation trends in these areas. 

For example, most of the reports show cap rates in the 5% range, but I'm seeing deals closer to 8% in my market in mid-michigan.
