Canadian down payments for multi-unit apartment buildings

I am looking to purchase a 5+ unit building in the near future either in Hamilton or the surrounding area (wherever I can find decent cash flow). I was wondering if I decide to live in one of the units, will I have to provide less of a down payment? Anyone have any experience with this scenario? I have never owned property and am currently renting. I thought it would be a good first step into the REI world. Any thoughts and comment are appreciated.
