Qualifiying for a 20-unit Apartment

So I'm looking to buy a 12-20 unit apartment complex.  I have about $400k cash (for down payment/closing costs), completely $0 debt and a credit score of 803.  I also have a salary (non-real estate) at my regular job of about $135k.  Apartment investing is mind early retirement strategy.

My question, what markets would work well with the money i have and the units I want and also, is there a net worth requirement that most banks want to see?

@brandonswartwood Ohio has great opportunities, especially NE Ohio (Akron and the surrounding areas). We are seeing lots of investors coming from California to invest here. Money goes a lot further. With the kind of money you have available you could buy a lot here in the Akron and surrounding area!
