Multifamily Investment in Florida

Hello all.  I'm a RE agent in Florida and I came across an off market, multi-family investment that is available, however, the seller insists on discretion.  I'd like to pitch this to qualified investors and I'd appreciate any tips that would help me accomplish this.  Thanks in advance.

@Frankie Suarez, There's plenty of ways to be discreet and still chum the waters.  You haven't revealed anything that would alarm a seller at this point.

Get a redacted set of financials to share with qualified individuals.

Have an NDA ready to go.

No showings or deep due diligence without an LOI and earnest.

Locate COIs (centers of influence) rather than marketing to the masses.  You want to talk to as few people as possible who will have the broadest natural networks.
