Old vs new three family

So I have a question I’m trying to buy like 10 three or four family homes there is a bunch for sale in my area the old ones that are 100 years old usually cost about 150,000 for a three family newer ones probably cost like 250,000 in the long run for the most passive income would you guys recommend me by the new were ones I’m trying to hold onto these for a long time
