Decreasing MF operating expenses
We will be acquiring a pair of 11unit 1950s builds. Tenants pay gas and electric. Owner pays water trash sewer. This is billed back via at fer. I was wondering if there were some tips to decrease OE to increase noi. Some thoughts
1. Low flow toilets, sink, showers
2. LED lighting in common areas
3. ?Rubs may not be feasible in buildings this size
4. Thoughts on motion detectors for common area lighting
