What is a good blend of coverage and price for homeowners?

Hi All!,

I'm currently getting a loan through Guaranteed Rate, which is requiring me to do a replacement cost homeowner's policy. (Is that legit?) I was about to sign with Country Financial on a personal policy (bundled with my auto) when they told me yesterday that the policy they quoted for this passed week will no longer work. I have to quickly, in the few days, switch to a commercial policy since I am buying a 4-unit building through FHA, owner-occupy. What has good coverage and is not overpriced for 4-unit buildings ("commercial")?

To give another key detail: my property has 2X+ the replacement cost than the list price.

If you have any recommendations or questions, that would be so so appreciated.  I do not know much about this stuff yet!
