Raising Rent For a 4 plex purchase

Kwok Su
Posted
So I recently purchase a 4plex in a city of Los Angeles County. There's no rent control, but the units are significantly lower than neighboring units. A 1 bed/ 1 bath is currently rented for $900, neighboring properties rent for $1200-$1/00 depending the condition of the unit. Question is, how long should I wait before I start sending the 60 day notice to raise each unit?

I don't know your market but assuming you follow all applicable laws I would raise the rent as soon as you can.  Most people won't move.  They will realize they had been getting a great deal but that is about to come to an end.  Moving is a hassle.  I have been in similar situations and have rarely had anyone move out because of the increase.
