Buying a Duplex in SWFL for cash flow

I'm currently looking for a REI strategy and what I've come upon is Multi-family homes in SWFL. I have no experience in Real estate but have some knowledge. I'm going to be transitioning out of active duty military in California.

Would buying a duplex be adequate for my time and greater cash flow than SFH's?

Is there any Pre-requisites for Multi-Family homes?

If anybody has any experience or success with this I would love to hear from you!
