House Hacking in Houston

Hey all, newbie here. Have an opportunity on a 3-unit hack house in Houston, asking price is $315k, conventional mortgage with insurance would be $1,950/mo. The larger unit rents for $1,200/ mo, converted garage apt gets $650/mo, and efficiency apt in back gets $550/mo, total $2,400 /Mo.  Does this sound like a decent deal?
