Converting a detatched Garage into an apartment in Philly

Hi Everyone, I am a first time poster

In 2016 I bought my first house in which I completely renovated the kitchen and dining room to become one large kitchen.  I found friends and people off craigslist to take the two remaining rooms in the house which for the most part covered my mortgage when I had the rooms filled.  Over the past two and a half years I have been struggling with what my next move would be.

1.  Finish the basement to add a second bathroom and a fourth room

2.  Purchase a new investment property (came close a few times but feared I would not have time to make the ivestment worthwhile)

3.  Convert the detatched garage into a guest house.

I think the best idea is to convert the garage into a guest house.

My initial idea is to add a second story to my garage and create a loft style set up.

I am looking to see if anyone has experience completing a similar project.

Right now I am trying to find my way through getting the zoning permit.

i would love to hear anyones thoughts or advice
