Arizona Small Multi-Family

Hi guys! What are some thoughts on small multi-family rental properties in Arizona and specifically Phoenix, Tempe, Mesa, and Gilbert? I know these areas have been growing for a bit now. I'm from San Diego and multi-family properties here are out of my price range for the most part. Thanks for all advice!

@Jordan Mantel I'm clients purchase duplexes in C areas for under $200k in Phoenix and Mesa.  There are units in B areas for $350+ and even A areas for $550k+ ...in some of the historic districts, Airbnb's can fetch up to $1000k/week!
